A tiny flat that is so small the bed is on a shelf and only accessible by a stepladder, has now gone on the market.

The self-described ‘spacious’ studio pad in Edinburgh makes the most of its small amount of room and is up for sale for £149,000.

There are wall-to-ceiling racks used for shoes, clothes, CDs and DVDs plus huge wardrobes and chests of drawers.

The apartment also has a space saving table with four chairs which neatly tuck underneath.

But the double bed is the key feature as it is on a ledge only accessed by a tiny stepladder, with almost no space to move around once you are tucked in.

The area – dubbed a mezzanine – only has about 2ft (60cm) clearance to the ceiling above it, it means dwellers will not even be able to sit up in bed and will have to roll in and out.

This Edinburgh flat  that boasts what it calls a mezzanine (pictured), or a bed on a shelf without enough clearance to sit upright, is on the market for £149,000

The unique studio flat in the Scottish capital is on the market with estate agents ESPC.

But the property listing makes no mention of the bizarre bedroom but ironically calls it ‘spacious.’

It reads: ‘The property is in good order and is accessed via a secure entry-phone system.

‘And the accommodation comprises of an entrance hallway, a bright spacious twin-windowed open plan sitting room/kitchen/bedroom with space for dining and the bathroom is located off the hallway with beige suite and shower over the bath.’

The flat is located by The Bluebird café and is only a short walk away from the Royal Botanic Garden Edinburgh
